Who am I – and what is behind the approach?

I am Niv, have lived in Germany for over 20 years, and combine two worlds that seem different – ​​but in reality are very similar: the world of real estate and investments, and the world of engineering-analytical thinking.
I work as a real estate consultant in Germany for Israeli investors who are looking to understand the market in depth — not through promises, but through data, testing, and a structured process. Over the years, I have specialized in a deep understanding of the German market, the local culture, the bureaucracy, and the way financial systems behave over time.

The core of my way of thinking is looking at reality as a multi-layered system. Any real estate investment, especially outside of Israel, is not just "how many square meters and how much rent" - but a complex combination of:

  • Population structure – demography, trends of change, employment stability.
  • The structure of the economy – interest rates, inflation, the rental market, supply and demand forces.
  • The legal system – protection for tenants, property owners, taxation and exit from investment.
  • Actual management – ​​company management, maintenance, real-time decision-making.

Instead of reacting to reality, I seek to understand the system before making a decision. This is exactly the mindset of an engineer: to disassemble, understand, model, and then act.

How does this translate into field work?

  • Analysis of demographic trends and population movement over the years.
  • Examining labor, employment, and transportation markets as a basis for rental demand.
  • Understanding German law in depth – especially regarding rental and taxation.
