Buying property in Germany is a structured and precise process, with many formal steps: a notarized contract, legal checks, installment payments, and registration in the German land registry. What does the assistance in purchasing a property include?
Moving on to the Kaufvertrag contract
The purchase contract is the heart of the deal. As part of the support, I go through the contract in detail and check:
- Identity of the parties and definition of the property being purchased
- The purchase price and exact payment terms
- Date of transfer of possession and handover of keys
- Condition of the property at the time of delivery (renovation, furniture, existing defects)
- Special clauses – for example, liability for defects, guarantees, special uses
- Additional obligations of the seller and the buyer

Communication with the notary
In Germany, the notary is the central figure who drafts and manages the purchase contract. As part of the support:

Purchase payment coordination

- Check that all the preconditions for payment have been met.

Opening a bank account
If the transaction includes bank financing or requires opening an account in Germany for the purchase:
- I assist in preparing the documents for the bank and opening the appropriate account.

- Assists in coordination between the bank and the notary regarding the transfer of financing funds for the transaction
Checking the Grundbuch
The Grundbuch is the official land registry book (tabo) in Germany. Included in the package:
- I check if there are any liens, mortgages or third-party rights registered on the property.
- Checks usage restrictions, rights of way, or any special notes recorded in the land registry
- Makes sure that the registration matches what appears in the Kaufvertrag contract
Tracking transaction completion
After signing at the notary, the transaction does not end – it only begins to be implemented in practice. As part of the support, I:
- Monitors the completion of contractual terms – payment of purchase tax, registration in the land registry, and more
- Checks that the notary carries out the transfer of rights according to the schedule
- Assists in coordinating key delivery and collection dates
- Accompany you until you receive final confirmation that the property is registered in your name, and only then is the transaction considered closed.
